What Makes a Great Truck Wash Location? The 8 Factors That Matter

Wash sites fail for boring reasons and succeed for boring reasons. The eight factors below are the whole game — and only a couple of them are about the things people photograph.

The eight factors

1. Truck counts, not traffic counts. Cars don’t buy truck washes. Corridor-level truck volume — the kind FHWA freight data maps — is the demand base.

2. Access geometry. A loaded combination vehicle needs generous turning paths, queue depth, and a sane exit. Drivers skip washes that are hard to enter.

3. Utilities. Water supply, sewer capacity, three-phase power. The most expensive surprises in wash development live underground.

4. Anchored demand. Depots, DCs, and food processors in the radius wash on schedule — the contract base that de-risks the pro forma.

5. Visibility and signage rights. Being seen from the interstate is marketing that never sends an invoice.

6. The competitive map. Who’s already serving this corridor, at what quality, and where’s the gap?

7. Zoning and environmental posture. Some jurisdictions welcome washes; others make discharge permits a career.

8. Room to grow. The parcel should hold the washout bay and extra lane you’ll want in year three.

Scoring beats gut feel

Any one factor can veto a site; no single factor can make one. Site selection analysis scores candidates across all eight so the comparison is evidence, and the winner flows into a full feasibility study before real money moves.
